BRIEF:

To completely re-furbish and create a double side extension to produce a symmetrical façade, full loft conversion, rear extension, studio/annex, landscape front and rear and create secure off- street parking.

This probate Edwardian family home had remained in one family for 95 years and had been vacant for over two.  The challenge lay in modernising a property from a 3 bed, 1 bathroom house with no central heating, limited plumbing, blocked sewers and a rotting/leaking roof.

The property was completely redesigned to create a symmetrical façade and large rear extension. This ground floor transformation and new side extension made space for a study; whilst the new open plan dining and kitchen rear extension meant that the existing scullery could be converted into a modern utility room, small WC and separate boot room. Existing spaces were transformed into a living room and a separate children’s playroom.

We removed the roof to create a loft space for 2 bedrooms, a large storage room and a modern bathroom.  The first floor was re-configured to create 2 new bedrooms, a superior family bathroom, a large master bedroom/en-suite and a walk in wardrobe.

The landscaping to the front and rear was simple yet effective creating secure off street parking for up to 5 cars and a studio annex to the rear of the property.
